The New Real Estate Expert Advisor

To many times people confuse years at a job as experience, when in fact, it only means someone has been doing the same thing for that amount of time.

When it comes to real estate in general, most agents that have maybe sold hundreds or even thousands of homes (when they ran teams) is really only proficient at filling out paperwork.

They really do not have varied and useful experience, as say someone who has spent the same amount of time in the real estate industry, but has been involved in all phases of real estate.

Most agents who tout their expertise, fail to relate to the client that all of their supposed experience has been doing the exact same thing over and over again. So yes, if you were in need of someone who could fill out the paper work in a few minutes flat, then that experience may have some benefit to you.

But, as you would agree, my sarcastic scenario is never and will never be a true need of any home seller or buyer.

I think you can see, that they have really only been doing the same thing for how ever many years they have been an agent.

Now, what constitutes a "True Expert Advisor"? Well, for starters, how much varied experience do they have in real estate?

Meaning, how many areas of real estate do they really have experience in?

Remodel & Rehab Experience

For instance, if an agent had spent a few years remodeling homes and by this, I mean hands on work, not just hiring people to do the work. Now, even that type of person would have some useful experience in my book, but, the one who actually did the work and knew first hand how the process really worked has even more valuable experience.

They can really bring something to the table for sellers, buyers and investors alike. In fact they can help you a lot more than an average agent with experience only in handling paper work. I hope you would agree, as most people do in this case, the more varied the experience, the better.

Real Estate Developing Experience

Now, what about real estate developing experience? This is the experience relating to taking property and subdividing it up into smaller tracts of land or building lots.

The other area of developing has to do with taking the land to preliminary approval stages and then selling it off to other investors or builders to complete the process.

Most agents would not have a clue where to start and they would quickly become overwhelmed in this area. I know because i have this experience and believe me it is not for the faint of heart. If you get easily frustrated, this is not for you, as the bureaucratic red tape is almost never ending or so it seems, when you are in the middle of it.

I have at many a times dealing with their B.S., wondered why the hell I put up with it in the first place. They will have you do one thing and then turn around and have you do something else. The government is truly a system of the right hand not knowing what the left is doing.

Anyway, this is an area of expertise that can benefit people looking to sell or buy property that could be subdivided. If an agent doesn't have this experience, you could end up loosing a lot of money in the transaction.


Home Design Experience

How many agents have you met who have home design experience? There are very few, if any that I know of in my markets and this believe it or not, can help tremendously in the home selling and buying process.

Think about it for a moment, you're a seller who wants to get top dollar and all the average agents out there just use the CMA to give you a price of what the home should or could sell for based on comparing square footage and other similar criteria.

Well, a true "Expert Advisor" could help you get more money by taking into account possible home design options. Maybe they could get your home sold to a client who may have normally passed on the home because they did not know, or maybe no one told them, the home could be modified or remodeled in various ways.

A "True Expert Advisor" could show and give people ideas they may not have considered in the first place. This is why having vast and varied expertise is so important in the real estate industry.

Many agents just do not have this type of expertise and therefore in my book are doing clients a major disservice. This is why I also think the real estate agents role will change in the near future. When clients begin to realize that they have a choice between hiring a "True Expert Advisor" or an average agent, they will choose the "Expert Advisor" every time.


You're In Need of A Cosmetic Surgeon

Lets imagine you were looking for a cosmetic surgeon. Wouldn't you seek out the top experts that you could afford? The ones who had written books, the Authors, the trainers, the ones who had the most varied expertise and knowledge?

Then why wouldn't you do the same with your most valuable asset? You do have a choice, you know.


Home Building Experience

And last, but not least is how much new home construction does the average agent have? Why is that important you ask? Well an "Expert Advisor" with this type of experience can help you when pricing your home as well as helping buyers know if the home they are buying has potential problems.

A "True Expert Advisor" should have some building experience and preferably the hands on type, not just the paper builders, as I like to call them. I actually built ICF( insulating concrete forms) concrete homes and most of what I built was in the upper end range. I again was a hands on type of builder and can build an entire home form the ground up by myself.

Internet SEO (search engine optimization) Experience

This is important when it comes to marketing homes in our internet world and again a "True Expert Advisor" should have this type of experience. They should also have a working knowledge of the entire process of marketing in general. Most agents don't even know how to track their advertising. No wonder so many homes expire unsold.
